Here's where things stand in the Las Vegas market right now, with no sugarcoating.

Rates are in the high 7s. The 30-year fixed is sitting above 7%, well above where any of the big forecasters said we'd be in 2026. Fannie Mae, NAR, Goldman — all of them had rates in the low-to-mid 6s by now. They missed.

Prices are still high. Vegas inventory is sticky. Sellers aren't lowering their asking prices in a meaningful way yet, which keeps the median where it's been for most of this year.

Showings are down. We're seeing fewer buyers walking through homes than we have in a long time. The combo of 7+ percent rates and flat pricing is pushing buyers to the sidelines.

So what does that mean for you?

If you're thinking about buying

The math is harder than it needs to be. At 7.5%, your monthly payment on a $500,000 home is roughly $900 more per month than it would be at 5.5%. That is real money. And the data suggests rates WILL come down — the question is when, not if.

Here's the quiet opportunity if you wait: when rates drop, the sideline buyers come back fast. We've seen it happen in waves since 2023. Competition goes up. Prices firm up. Multiple offers come back. The buyer who's ready to move the week rates drop a point is going to have a much better experience than the buyer who waits until it hits the news.

Our take: unless you NEED to move for life reasons, this is a stretch to buy. If you're going to buy, be in a position to pounce when the window opens.

If you're thinking about selling

Selling right now is absolutely still possible. But it looks different than it did two years ago, and the sellers who understand that are the ones who close.

Here's what it takes to win in this market:

1. Be prepared to help the buyer. With rates this high, buyers need a reason to say yes. That might mean rate buydowns, closing cost credits, or flexibility on the appraisal. Sellers who come to the table ready to meet buyers halfway are getting deals done. Sellers who refuse to budge are watching their listings sit.

2. Be priced fairly. Not aspirationally. Fairly. Overpricing to "test the market" is the fastest way to watch 60 days go by with no activity. The right price on day one is the single biggest lever you have.

3. Above all, be patient. This is the piece nobody wants to hear. There simply aren't that many buyers out there right now. The right one exists for your home — they just need time to find it. Selling in this market is a slower process than it was in 2021 or 2022, and that is okay. The deal still closes. It just takes longer.

Our take: if you understand the three points above going in, selling now works. If you're expecting multiple offers in the first weekend, you're going to be frustrated. Set the right expectations and we'll get you to the finish line.

The bottom line

The patient buyer and the patient seller both come out ahead in a market like this. On the buy side, waiting may save you real money when rates ease. On the sell side, patience plus the right pricing and willingness to work with buyers is what gets your home closed.

Your situation is unique. If you want to talk through whether now is actually your moment, that's exactly what we're here for.
